Welcome To Perry!

Living in Perry County, PA

Perry County feels quieter than most surrounding counties, and that is exactly why some people end up here. The county has a population of around 46,000 residents and is made up of small towns, farmland, wooded back roads, and open stretches of land that sit within commuting distance of Harrisburg.

Daily life moves slower here. You are more likely to pass tractors, roadside produce stands, and older farmhouses than apartment buildings or heavy traffic. A lot of buyers moving into Perry County are looking for more space, less congestion, and housing that feels a little more removed from busier suburban areas without being completely disconnected from nearby cities.

What Lancaster Perry Feels Like

Perry County has a noticeably rural feel compared to Dauphin or Lancaster County.

Towns like Newport, New Bloomfield, and Duncannon are small enough that people tend to recognize familiar faces around restaurants, gas stations, and local businesses. Roads outside those boroughs open into farmland, wooded areas, mountain views, and homes sitting farther back from the road.

The county does not have large shopping districts or busy downtown scenes. Most people moving here already know they want a quieter lifestyle and are comfortable driving a little farther for work, shopping, or entertainment.

That said, the location still works well for commuters. Depending on where you live, Harrisburg may only be 25 to 40 minutes away, which keeps Perry County practical for people who work in the city but do not want to live directly near it.

Towns People Usually Look At

Duncannon

One of the better-known towns in the county because of the Appalachian Trail and access to the Susquehanna and Juniata Rivers. Some commuters also look here because of Route 11/15 access toward Harrisburg.

Newport

Small borough along the Juniata River with older homes, local businesses, and a traditional small-town layout.

Marysville

Located closer to Harrisburg than most Perry County towns. Popular with people who want easier commuting access across the river.

Millerstown

Smaller town with Amtrak access and easier commuting toward Harrisburg and Lancaster. Popular with people who want a quieter pace without feeling isolated.

Shermans Dale

Mix of rural and suburban feel with easier access toward Carlisle and western Cumberland County.

Places Locals Actually Go

A lot of life around Perry County revolves around outdoor spaces and local routines.

Little Buffalo State Park is one of the more popular spots for walking, fishing, kayaking, and camping. Fowlers Hollow State Park and areas near the Juniata River also stay active during warmer months, especially with people who spend time outdoors regularly.

The Perry County Fair remains a local tradition every summer, and smaller community events throughout the year tend to draw people from nearby towns instead of large crowds from outside the county.

Residents often drive into Harrisburg, Mechanicsburg, or Carlisle for larger shopping trips, but daily stops usually happen closer to home at local diners, hardware stores, small markets, and family-owned businesses.

Coffee Shops, Restaurants & Weekend Spots

Perry County does not revolve around trendy restaurants or nightlife. The food scene here feels more practical and local.

Most towns have small diners, pizza shops, taverns, and longtime local restaurants where people know each other by name. Newport, Duncannon, and Marysville have several casual spots that stay busy with locals throughout the week.

Coffee shops and breweries are more limited compared to Lancaster or Dauphin County, though residents often make short drives into Cumberland or Dauphin County for larger restaurant and entertainment options.

That slower pace is part of the appeal for people moving into the area.

Getting Around Perry County

Driving is part of daily life in Perry County.

Route 11/15, Route 22/322, Route 34, Route 274, and Route 850 are some of the main roads connecting towns throughout the county. Most errands, work commutes, and shopping trips involve driving, especially outside the boroughs.

Commutes into Harrisburg are common, particularly from towns closer to the river like Marysville and Duncannon.

Traffic is usually lighter than neighboring counties, though winter weather and rural roads can affect travel times in some areas.

Parking is rarely a problem outside a few small downtown sections.

Housing, Rentals & Neighborhoods

Housing throughout Perry County leans heavily toward single-family homes, farmhouses, rural properties, and older homes with larger lots.

Apartment buildings and rental inventory are more limited than nearby counties, especially outside the larger boroughs. Buyers often come here looking for more land, quieter surroundings, detached garages, workshops, or homes with fewer nearby neighbors.

Median home values in Perry County generally sit lower than Lancaster and parts of Dauphin County, though pricing still varies depending on acreage, updates, and commuting distance.

School districts people commonly ask about include West Perry, Newport, Greenwood, and Susquenita.

Why Some Investors Watch Perry County

Perry County is usually not the first place people think about for investing, but some buyers still pay attention to it for a few reasons.

Housing prices can be lower than surrounding counties, and some commuters still prefer renting closer to Harrisburg without paying suburban pricing. Limited rental inventory in certain towns can also create steady demand when properties are priced correctly.

Most investment activity here leans toward long-term rentals, small multifamily properties, or buy-and-hold opportunities instead of fast-moving flips.

The market tends to move slower, which some investors actually prefer.
